What the Real estate and property management industry covers

PKD division 68 covers four groups linked only by their subject – property. An agent brings the parties to a transaction together. A manager runs a building on behalf of a housing community or an owner. A developer builds in order to sell. The fourth group lets what it owns.

The last group is the largest and the most misleading. The code for letting own property is used by individuals letting a single flat as a business, special-purpose companies set up for one office building and family firms with a hall left over from a former plant.

Property valuers had no subclass of their own in PKD 2007; housing communities (wspólnoty mieszkaniowe) are a separate type of entity with a REGON number but no entry in KRS or CEIDG.

Number of companies and contacts

The REGON register lists 305,689 entities in this industry across Poland (GUS, as of 30 June 2026); the breakdown by voivodeship is in the table below. That is the size of the market, not the number of our records. Our own database (196,499 companies, as of 17 September 2026) is one of our sources and covers voivodeships unevenly, so the number of records for your selection is available on request – database status.

Classification

Scope by PKD 2007 and PKD 2025

Section L became section M in PKD 2025, and division 68 gained the developers moved over from construction (new class 68.12). For company lists this is a tidying change: agents, managers, valuers and developers are finally in one division.

L 68.10.Z → M 68.11.Z
Buying and selling of own real estate.
F 41.10.Z → M 68.12.A, B, C
Development of building projects – developers; in PKD 2007 they belonged to construction.
L 68.20.Z → M 68.20.Z
Renting and operating of own or leased real estate.
L 68.31.Z → M 68.31.Z
Real estate agencies.
L 68.32.Z → M 68.32.B
Management of real estate on a fee or contract basis.
L 68.31.Z → M 68.32.A
Property valuation – in PKD 2007 within the agency subclass, in PKD 2025 a subclass of its own.

Left code: PKD 2007, right: PKD 2025. Source: GUS, Polish Classification of Activities PKD 2025. The codes describe the scope of the industry – they are not a promise of a filter: today’s records mostly carry the source category, and a PKD code only where one is available. Whether you can select by a specific code is confirmed before you order. More: PKD 2025 and company lists.

First you have to filter out companies letting their own premises

If you order “real estate companies” without being more specific, you will mostly get records with code 68.20.Z. For a vendor of CRM software for agencies, or of cleaning services for housing estates, they are worthless. That is why we ask for the enquiry to name a specific group: agencies, property management or developers.

The professions of estate agent and property manager were deregulated: on 1 January 2014 professional licences were abolished and the central registers of agents and managers were closed (Act of 13 June 2013, Journal of Laws 2013 item 829). What remains is the PKD code and the category in business directories.

Developers carry out projects through special-purpose companies. One group may have a dozen companies at the same address and with the same phone number; on request we keep one record per address.

Sample enquiry

We provide cleaning and grounds maintenance. We are looking for property managers (PKD 68.32.Z) in Warsaw, excluding companies letting their own premises and excluding agents. We need the office address and website. Please send the number of records and the price.

This is a model enquiry, not a completed order. If you give us PKD codes, we will tell you how far they can be applied to our data – today the records mostly carry the source category.

What the export does not include

  • the number and addresses of managed buildings
  • current sale and rental listings
  • numbers of former agent or manager licences
  • information on development projects in progress
  • ownership links between special-purpose companies

Use of the data

Who usually buys this export

Ask about the export

Software vendors for agencies and managers

Listing systems and software for utility billing and housing-community administration are bought only by agents and managers.

Cleaning, security and lift maintenance firms

A manager picks contractors for many buildings at once, so one framework contract replaces dozens of small ones.

Banks and mortgage brokers

Cooperation with estate agencies and developers’ sales offices on purchase financing.

Photographers, home staging, virtual tours

Marketing services sold to agencies in a specific city.

Public registers

Where to check a company in this industry

Central Register of Property Valuers
Published by the Polish Ministry of Development and Technology. Property valuation still requires a professional licence and an entry in the register (Polish Real Estate Management Act).
National Court Register (KRS)
Development and special-purpose companies; the address and board members reveal links within a group.
REGON register (GUS)
The register that also lists housing communities – they have a REGON number although they are not entered in CEIDG or KRS.

File and price

All prices are final prices.

  • Scope confirmed before you order
  • 15 columns: NIP, REGON, KRS, address, contacts
  • CSV, or XLSX or JSON on request

Questions

Real estate and property management: questions about the export

Not as standard. A housing community is not a business but an organisational unit of flat owners, and purchasing decisions are usually made for it by the property manager. If housing communities are your target group, please write to us – we will check what can be prepared.

In PKD 2007 a developer had code 41.10.Z and a contractor 41.20.Z. In PKD 2025 a developer is in class 68.12 and a contractor in 41.00. In practice many firms register both codes, so the main activity decides – and in our data, the source category.

Largely, yes: by limiting the selection to companies or to records with a website. We do not promise a complete separation, because the sources do not say how many units a company owns.

Commercial information may be sent by email or phone only with the recipient’s prior consent (Article 398 of the Polish Electronic Communications Law; the provision does not distinguish between consumers and businesses) – the export does not include such consent. The data is meant for postal mail, preparing visits, CRM enrichment and market analysis. Details: B2B telemarketing and email in Poland after the change.
